My Redfin Experiment Is A Flop! The Concept Is All Wrong![Real-Estate:Selling] My Redfin experiment was a failure! I'm not criticizing Redfin at all for having this type of business model, what I don't get and this is where we're confused is how do the agents at Redfin get other agents to "Open Doors" for their clients? What seller would allow a stranger to enter into a home without a licensed agent next to them, what Real Estate office would incur the liability for allowing people to enter into a home without an agent? Do you realize how many wackos there are?
Offering $100 Commission On The MLS Won't Sell Your Home! Seller Learns The Hard Way[Real-Estate:Selling] The company they hired places the home on the MLS in a "Limited Representation" capacity. They're offering $100 commission if you can believe this to the buyers agent! Needless to say, the house won't sell now or 10 months from now without the right commission! He pleads with me to bring him "buyers"!
Renting Your Property As An Alternative To Selling Your Home![Real-Estate:Selling] I'm noticing sellers who have listed their "Homes For Sale" looking at other marketing ideas in insuring that they're property is either sold or at least the mortgage is covered. There aren't too many people out there who are able to afford the luxury of two mortgages per month, therefore we're noticing new and innovative ideas that are a least a solution to a slow market.
Sellers Are Lowering Their Expectations[Real-Estate:Selling] In Truth the market is experiencing a correction, based on appraisals that were too high a year ago! There are many that purchased a home at the "Height" of the market and shouldn't look to sell. Others can still profit from their investment but, need to decide what they're doing. That's where a Professional comes in!
Florida Real Estate Is Booming According To Home Depot[Real-Estate:Homes] I can't predict the Real Estate market, but HOME DEPOT is certainly looking to expand in the South East. They're goal is to put a Home Depot on every street corner if they had it their way!
Just Like Old Times With My Best Friend Rebecca Savitski From North Carolina![Real-Estate:Selling] I met Rebecca in Plantation Florida when we were both at Remax. Unlike anyone I ever met Rebecca was determined to make it in the industry. This girl worked besides me 7 days a week, 16 hours a day. She sacrificed everything, she slept on the floor of her friends home until she could afford to rent a home. She came from North Carolina flat broke. Between my guidance and her motivation Rebecca did in fact become a "Top Producer" and within 9 months of moving to Florida was able to purchase her own home!
Sellers See Light At The End Of The Tunnel[Real-Estate:Selling] Two months ago we had a buyer make an offer on a home located in Oklawaha,Florida. The home is situated on an a small lake and the seller was asking $245,000. The Comps in the area didn`t justify the price and we made what we thought was a very reasonable offer based on the recent sales in the area. Our offer of $192,000 was indeed rejected and the seller refused to counter.
Diva In Training Loses Control Over A Transaction - Refuses To Allow The Professionals Do Their Job![Real-Estate:Buying] The Diva starts ordering me to call the lender, and tell them "HER CLIENT" isn't going to allow an extension! I explain to her that it's not happening and that she needs to speak to her client and assure them we're going to need a few days extra to close!
Is Your Listing Priced To Sell Or Priced From Hell?[Real-Estate:Homes] If you're pricing a home today, it's much wiser to make sure the sellers don't have delusion's of grandeur in thinking they're home is worth more than the market bears.
Careful Who You Elect! HOA President Demonstrates Conflict Of Interest[Real-Estate:Buying] We contacted this person on Tuesday, explained to her that we needed to pick up the forms for our seller and arrange an interview for the buyer to commence. She kindly informed me that she had interviewed with the seller weeks before I did and was stunned that the seller didn't select her! I asked her what day we could stop by to pick up the forms and that`s when things got a bit nasty!
Are you a Deal Maker or Deal Breaker - What Say You?[Real-Estate:Buying] This is a "Deal Breaker" basically a Realtor who first doesn`t present an offer no matter what they think isn`t doing their job! The client should first be presented with the offer and than initial with a counter or acceptance. Don`t tell us what you think, especially in this market. A "Deal Maker" will work the transaction until it`s either executed or exhausted, thereby assisting the client with the selling of a home.
Earth To Buyers! Take Your Heads Out Of The Clouds - Please![Real-Estate:Buying] We`re dealing with an agent who has bought her clients back to our listing on three separate occasions. The buyers seem pleasant enough, took pictures of the home, measured the bedrooms and even bought their parents over to view it! Basically they "loved it" they loved the home so much that we were faxed an offer for $295,000! That`s right! I kid you not. The offer was $175K less than what the seller paid for the home in 2004!
Be Careful Who You Allow Into Your Clients Home![Real-Estate] It must be me! I have a real problem allowing another Realtor to show our listing is they're "Inactive", i was taught that it was a FREC (Florida Real Estate Commission) violation when I went to Real Estate School! Yet,during the last week I've encountered three agents who have called our office seeking to show our listings!
Are You A Fulltime Or Part Time Realtor? Should We Disclose This Information?[Real-Estate] We take pride in telling a client to look for our ads in magazines, net, flyer's, open houses, and virtual tours. We are Realtors who are available to answer questions, show properties and make sure that you're home is sold!
You Don't Need A Guru To Teach You About Marketing[Real-Estate] I like to make sure that I`m looking right at a person when I ask this question."Why do you need to sell this home?" Many times a person must sell a home to relocate, scale down, or they can no longer afford to pay the mortgage. It`s funny, but if you don`t ask this particular question you can`t establish a "Connection" with the client. You have to get inside a person`s head to know what their motivation is and the reason they must sell.
How Powerful Is The Net When Selling Real Estate?[Real-Estate:Buying] The NET plays such a vital role in Real Estate that it's crucial as Realtors that you incorporate it's usefulness to your advantage. Last Saturday I received a call from a couple in New York City who wanted to purchase a lake front home in Florida. They wanted this home to be a Summer Retreat a place where they could spend long weekends to escape the hustle of New York City!
Family Goes To Closing Attempting To Renegotiate The Price Of The Home![Real-Estate:Buying] The agent seemed not to "take any" interest once it became obvious that she wasn`t dealing with the mortgage. I always believe it`s a conflict of interest to handle the Real Estate transactions and deal with the Mortgage. In this case it appeared to be!
Diva's of Real Estate - Do Rules Apply?[Real-Estate:Buying] Yesterday, the buyer called me to inform me that "Diva Agent" called him inquiring about the interest of the Duplex. It was her opinion that since two weeks elapsed, she could attempt to deal with my client directly, cutting me out of the deal! Cute! I kid you not!
The Gold Rush Is Over More Agents Leaving The Business[Real-Estate:Buying] I guess we as Professionals can look at this in two ways. Those who are able to ride out the current Real Estate market will have a huge advantage over others when the market returns. With the current drop in sales, Realtors and other people who are related to the industry will be seeking alternatives to supplement their income.
Young Couple Finally Lands A Home - The Dream Becomes A Reality![Real-Estate:Homes] We sent them a total of 49 homes, looked at 21, made offers on 5 different homes until we finally located their "Dream Home'. Talk about earning your wages! These days many sellers seem skeptical on FHA loans, they aren't very receptive or better yet many of the Realtors we dealt with weren't. In fact, I'm positive that 2 out of the 5 offers were never presented to the sellers.
Sorry We Don't Discriminate - Couple Wants To Know The Demographics Of The Neighborhood[Real-Estate] We received a call from potential buyers who told us that they were relocating to Florida. They wanted us to show them property in the ($285K-$350K) range. Only one catch they wanted to be shown homes in area's where certain races don't reside!
My Best Friend Is A "Part Time" Realtor Can You Help Her Find Us A Home?[Real-Estate:Homes] She came to me as a referral. This person wants me to assist her best friend in locating a home! I explained to her that I can offer her friend a referral of 25%, but I just can't help her friend and receive no compensation.
New Generation Of Realtors Chapt 37 - I'm Sorry I Need You To Open This Lockbox[Real-Estate] They're thrown to the wolves sort to speak ! Some Brokers feel that teaching agents requires they're precious time, which, in the case of this Realtor must have transpired.
Realtor Offers 5% Commission, Feels Our Offer Is Too Low To Compensate![Real-Estate] We're involved with a Realtor who received our offer to purchase, their listings in Coral Springs, Florida. They have the "GALL" to call us in regards to a 5% commission they clearly are offering on the MLS!
Not All Discount Brokers Are The Anti-Christ As Some Of You Want To Believe![Real-Estate] I like to believe we as Realtors we have "Open Minds" and understand there are certain "Rules and Regulations" that as licensed professionals we must adhere too.
FSBO Wants To Blame The Realtors In Our Area For Not Selling Their Home![Real-Estate:Homes] It's hard to believe that we as Realtors need to be blamed for everything! To all those who want to sell their homes might I suggest that you hire a Realtor, at least that way you can blame someone!
