Steve had been dealing with a young couple that placed an offer on a home. The home is a 3bed,2BA,2CG SF with 1/2acre of land. The couple kept going back and forth with Steve for weeks. Steve made sure that the buyers had closing costs,repairs and terms that were very attractive to this couple. One Problem! They failed to execute and vanished from the face of the earth! In this profession, it`s part of business, no matter what you do, sometimes, the buyer isn`t quite ready.
Several weeks go by, Steve continues to attempt to locate this couple to no avail.
In the meantime, we have had other potential buyers see the listing as well. I receive a call from a potential buyer who has extreme interest in this home! He`s willing to drop everything and visit the listing. I gave the lead to another agent in our office who immediately took the buyer to the property. As luck would happen, the young couple out of nowhere contact Steve and are ready to move forward.They want Steve to present their offer. The dilemma begins.
Steve`s young couple`s offer isn`t as strong as the other persons. It was several weeks ago, when we first dealt with this couple, but now with another buyers offer, they`re second.
Needless to say, the owner is presented with both offers, feels bad for the couple,but had to do what`s right for him and his family! The couple, has a hard time understand what transpired,they forgot that they`re not the only people looking to buy a home that`s priced right and the old adage "YOU SNOOZE YOU LOSE" went into effect.
Regardless, if the market is slow or fast a "Homes that are Priced to Sell, will always Sell" no matter what!
The market is changing again. Time to re-educate the buyers!
