I must admit, we`re threading in waters that we`ve never seen in Real Estate. I have yet to conduct a transaction this year without some form of creative financing. Forget Closing Costs, we`re actively involved in conducting transactions on $400K homes with 0 ( zilch, Nada,nunca) Down!
It`s hard to believe that we`re actually considering these deals,but with the market in complete chaos, my attitude is to make these transactions work!
Two years ago, if these offers came across our desk I would have contacted the seller, explained the situation and would have told him, it might be better to wait out a better offer!
Now, I`m involved in telling the sellers, that we can "Make it Happen"..... It`s 10x`s harder to get done, more addendum's, more playing it close to the vest,but, it`s working.
I`ve completed 7 Lease-To-Own Transactions so far, that`s 3 more than we completed in 2006!
My attitude is simple: As Professionals we`re taught to work with what the market offers, not fight it!
The term "Lead,Follow, or Get out of the Way". is our new motto for 2007! I have never seen a market like this, nor will I probably ever again. When the smoke does clear " Many will be tested and retested, why they chose this profession". I know after 10 years, I have!
At this point a person involved in the dealing of Real Estate each day must be "Better Prepared" than ever before!
The business has changed so much during these past 18 months that it`s almost impossible to recognize where we`re heading.
Yet, I`m knee deep in Cow Dung and Loving It!
This has been a true test of our abilities, many of you may disagree, but guess what?
The challenge to "Make It Work" has never rung Louder than it has now!!
