New Generation of Realtors Part 14:Just because your home appraisal 7 months ago,doesn`t mean it will now!
Our seller is having a hard time understanding that an appraisal that was done 7 months ago is no longer valid. They`re not grasping that prices have dropped substantially and a home that was $460K seven months ago is now valued at $433,000.
I keep agreeing with our client in regards to the sales price, but, the fact is an appraisal is still what the Banks will use in order to fund a borrower.
We suggested that either he pulls his home from the market and hope for a bounce in 2007, or take the money and relocate to Atlanta which is where they`re heading.
The offer we originally received was for $442,000, was executed and everything has been going smoothly until now! The fact is there are no recent comps in the last 90 days that can justify the sales price, do to the fact that many other sellers have decided to sell at a lower price. It happens and now the real fun begains for many sellers, who must face reality!
This seems to be a major issue in South Florida and other area`s throughout the state. The market has moved downward and many sellers are still grasping at straws, praying for a miracle! How are many of you handling this situation with your sellers?
