FSBO`S blues.

Three Months ago I did a listing presentation.The home was located in Pembroke Pines. I thought it should have been listed at $429,000.I gave the potential Seller the proper CMA and thought everything went well. Several days later, I called this person, only to find out the listing decided to go FSBO. No big deal. I wished the person Good luck and went on my merry way.
Last night I received a panic call from this person. It went like this.
FSBO. I need your help!
Me; How can I assist you?
FSBO. I signed a contract last night and I didn`t read the entire contract properly.
Me. OH! What did it say?
FSBO. I have to pay 6% to the buyer for closing costs, i don`t want to, that`s almost $13,000.
Me. Why did you sign?
FSBO. I thought I made the right decision, I need out of this, can you tell me what to do?
Me. If you have an executed contract,what do you want me to tell you?
FSBO. I don` want to sell. How do I get out of this?!
Me. If I was in your shoes, i`d call an attorney Monday morning.
FSBO. And spend more money?
This is so typical of certain types of sellers, when the going is good, they know more than the Realtors who do this each and everyday, when the going gets bad, our job is to bail them out without questioning anything and it`s all for free! The moment they have to spend any money, they get ultra insane and it`s our fault. The FSBO last night expected me to get involved, assist her and do this all for Free! Now that she has an executed contract, which was ill advised, she refuses to seek legal counsel. Without any proper representation to our clients our job isn`t to give out free advise, in fact, that`s when people look to take advantage and blame others for their problems. At the end of the call, I wished the FSBO well, and told her, that hiring legal counsel is about the only option left, unless she sells her home with closing costs included..
