One of our agents has run into a seller who has decided that they`re going to "Play Realtor". On the MLS the listing isn`t "Limited Representation". Our agent took our Buyer into this home on Thursday the buyer seemed interested, it`s priced to sell. On Saturday the Buyer called our Realtor to tell her she`s stopping by the Sellers home because there is an "Open House". The seller immediately recognized the Buyer and told the Buyer that he`s planing on firing his Realtor, and that any further discussions should be done through him! The Buyer is very loyal to our Buyers Agent.She expressed dismay when the Seller told her to "Cut your Agent" out of the deal! I called the Seller and explained that under no circumstance would our Buyer not allow us to represent them in any negotiation. He replied that he won`t pay us any commission! I reminded him, that his listing is on the MLS and he`s offering a commission. He told me he was firing his Realtor and if any Buyer wants to buy his house, "NO REALTORS"...
I`ve made several attempts to call the other Realtor to no avail. The Buyer really wants the house and I sent the offer to the other Realtor, just to make sure I`m proving "Procuring Cause". Tomorrow I call the Board and the Broker for the Sellers agent explain that this Seller is out of control! I`m suggesting that the Brioker contact this Seller and reconfirm that my offer, my client!
Amazing, how some sellers believe that our job is to bring them buyers, only to be cut out of any transaction!
