We just represented our buyer in a home located in Ocala. The home was purchased for $229,000. The actual appraisal was $234,000. Our buyer requested that we ask the seller for the $5,000 difference to be placed towards closing costs and prepaids.
At first the Sellers agent had no clue what we were asking for,until I explained that the Bank will allow us to collect the difference from the original sale`s price vs appraisal. This would`t effect what the Seller received in any way or hurt the original terms and conditions of the contract except the sales price would change. The Buyer is now extremely happy to offset part of the closing costs. Whenever possible we always try to assist the Buyer in getting back closing costs or at least leave them with an option.
