Looking at patterns in where commercial land sales have recently occurred is like looking into a crystal ball to see where developers and investors believe new construction should crop up next. Changing ownership of a parcel may not necessarily mean that something will be built right away, but when you start seeing a number of transactions concentrated in a certain area, or along a particular road corridor, it is reasonable to assume that some development potential is being realized. Here is a rundown on what trends are appearing:
Fort Myers,We are starting to see some activity on Palm Beach Boulevard (State Road 80), but most commercial land sales in Fort Myers were south of Dr. Martin Luther King Jr. Boulevard (State Road 82), between Cleveland Avenue and Fowler Street. A large number of land transactions occurred along Metro Parkway, though most of those sales were south of Colonial Boulevard. The dwindling supply of land within city limits likely caught the attention of investors, and developers seeking a centralized location to build.
South Fort Myers
Land sales trends over the past year indicate that Daniels Parkway will continue to be a hotbed of commercial development, most notably in the vicinity of Interstate 75 and further east of Treeline Avenue. The airport expansion has generated much interest in the opportunities for commercial growth in this area. There were also a number of vacant property sales in the vicinity of Alico Road and along South Tamiami Trail (U.S. 41). A number of transactions were scattered along Summerlin Road, many for development of office space.
North Fort Myers
There was strong activity further north of the river, as buyers snatched up commercial land on U.S. 41, and in the vicinity of Pine Island Road and Pondella Road. A few sales were also scattered along Bayshore Road. Finally, there is significant interest for new development and redevelopment in the older and long-overlooked areas of North Fort Myers.
Cape Coral
There was much activity around Pine Island Road, since this has some of the few remaining large commercial parcels left in Cape Coral. Several larger retail developments are planned for the Pine Island corridor. The Community Redevelopment Agency area of Cape Coral Parkway and South Del Prado Boulevard has also spurred interest in acquiring commercial lots. The emerging trend for the older Cape Coral downtown and CRA area appears to be mixed-use development, combining retail, office and residential.
